Every bed ready by move-in day.

Luxxe turns student housing at portfolio scale: paint, clean and carpet for one flat price per bed. The rest of the year, the same crews and standards keep multifamily, campus and government properties running.

Where we started

Turn season is short. We built the company around it.

Luxxe began with student housing turns, and they are still what we do best. A full turn is scoped, priced, staffed and reported the same way whether the property has 200 beds or 2,000.

  • 01

    Paint

Full unit repaints covering walls, ceilings, trim, doors and closets, matched to your property spec.

  • 02

    Clean

Move-out deep cleans of kitchens, baths, bedrooms and living areas, signed off unit by unit.

  • 03

    Carpet

Hot water extraction built for high-traffic units and timed to your move-in calendar.

  • 04

    Final walk

Every unit inspected and punched before keys go out. We sign off on the property, not just the invoice.

  • 05

    Turn Manager

One named lead on site from mobilization to the last walk, sending your team a progress report every day.

Billed by the bed. Common areas are part of the job, not a separate line.

Turn services in detail

Beyond turn season

The other fifty weeks of the year.

A property needs care long after move-in weekend. The team that gets your beds ready also takes on the recurring work that keeps a building clean, staffed and presentable.

A

Day porter programs

Dedicated porters on a set weekly schedule for lobbies, hallways, restrooms and amenity spaces.

B

Janitorial & custodial

Recurring cleaning contracts for multifamily common areas, campus buildings and commercial space.

C

Make-ready cleaning

Move-out cleans for conventional apartment communities, scheduled as units come vacant.

D

Floor care

Machine scrubbing for hard floors and extraction for carpeted corridors and common rooms.

E

One-time projects

Trash chute cleanouts, pool and amenity cleaning, and the other jobs a site team never has hours for.

F

Federal facilities support

Housekeeping and facilities support for government buildings. SDVOSB certified and set-aside eligible.

Facilities support in detail

How we run a job

Four things you should never have to ask a vendor for.

Freshly painted and cleaned empty apartment room
  • A name, not a dispatcher

Your Turn Manager is assigned before mobilization and owns the outcome from start to finish.

  • A price that holds

Flat per-bed pricing, agreed in writing. Nothing changes without your written approval first.

  • A report every day

Completed units, work in progress and anything flagged reach your regional before they have to call.

  • Paperwork already done

Insurance, W-9, SAM.gov registration and SDVOSB certification are kept current all year.

Process

From first call to final walk.

Refined across 20,000 beds. Each step has an owner and a date, so nothing is left to chance in the last week before move-in.

STEP 01

Scope request

Send us the property, bed count, services and move-in date. We reply within one business day.

STEP 02

Written proposal

A flat per-bed price with the full scope spelled out, so you know the number before we mobilize.

STEP 03

Crew & setup

Agreement signed, Turn Manager named, local crews vetted and onboarded, tracking ready for day one.

STEP 04

Turn & sign-off

Daily reports, quality checks throughout, and a unit-level sign-off before residents arrive.

National accounts

More than one property? Put it under one agreement.

A master service agreement gives your portfolio tiered per-bed pricing, one point of contact and the same standard at every property, without renegotiating each turn season.

How an MSA works

Tier 1Under 4,000beds per year
Tier 24,001–6,500beds per year
Tier 36,501+beds per year
  • Volume pricingThe per-bed rate drops as your annual bed count grows.
  • Priority mobilizationMSA partners are scheduled and staffed first in peak season.
  • Compliance on fileInsurance and vendor documents maintained once for the whole portfolio.

Painter rolling a wall during a unit repaint

What a turn includes

One scope. Every trade your move-in depends on.

You deal with one vendor and one schedule, so nothing gets lost in the handoff between a painter, a cleaner and a carpet company.

  • 01

    Interior painting

Full unit repaints: walls, ceilings, trim, closets and doors. Color-matched to spec with a consistent finish from the first unit to the last.

  • 02

    Unit deep cleaning

Move-out cleaning built for student housing volume. Kitchens, bathrooms, bedrooms and living spaces cleaned to a defined standard and signed off unit by unit.

  • 03

    Carpet cleaning

Hot water extraction for high-traffic units, sequenced behind paint and clean so carpets are dry and fresh on move-in day.

  • 04

    Punch & final inspection

A final walkthrough of every unit before move-in. Open items are documented, fixed and re-checked before we call a unit done.

  • 05

    Turn management

A named Turn Manager assigned before mobilization. One accountable contact for crews, schedule and reporting for the whole project.

Pricing

One number per bed.

We price by bed count and nothing else. Paint, clean and carpet are bundled into a single flat rate, and common areas are included in that rate instead of billed on top.

  • Agreed before we mobilizeYou approve the price in writing before a single crew member is on site.
  • No surprise change ordersAnything outside the scope needs your written approval before work starts.

Capabilities

The recurring work that keeps a building presentable.

Our facilities work grew out of turn season. Properties we turned asked us to stay on, and those programs now run twelve months a year.

A

Day porter programs

Dedicated porters assigned to your property on a set weekly schedule, covering lobbies, corridors, restrooms, trash rooms and amenity spaces.

B

Janitorial & custodial

Recurring cleaning for commercial buildings, university facilities and multifamily common areas. Scheduled, documented and reported.

C

Common area & amenity care

Clubhouses, fitness rooms, study lounges and pool decks kept to the standard a tour or a resident expects.

D

Floor care

Scheduled machine scrubbing for hard-floor corridors and extraction for carpeted halls and common rooms.

E

Make-ready cleaning

Move-out cleans for conventional apartment communities, completed as units come vacant through the year.

F

One-time projects

Trash chute cleanouts, pool cleaning and post-turn cleanup. Trash valet is available as an add-on for multifamily communities.

How agreements work

Written down, so there is nothing to argue about later.

Ongoing work runs under a service agreement that says exactly what gets cleaned, how often, by whom and for how much.

  • Defined scope

Every area, task and frequency is listed. Standard daily items are covered and anything outside the list is quoted separately.

  • Dedicated staff

The same porters at your property each week, supervised by Luxxe.

  • Flat monthly rate

One predictable number for the contract term, invoiced on a set schedule.

  • A clear escalation path

If something is missed, you know who to call and how fast it gets fixed.

Home/About

Built in the field. Scaled with discipline.

A veteran-owned property services company run by people who have done the work themselves.

Apartment buildings at dusk

Our story

Five years of turn seasons behind every project.

Luxxe Property Solutions was founded by a service-disabled veteran who turned units himself before building the company that manages them.

That history shapes how we work. We price in a way a property manager can explain to an owner, we put a named leader on every job, and we report every day because we know what it is like to wait on a vendor in the last week before move-in.

What began as a single-market turn crew now works in ten markets across seven states for some of the largest names in student housing. Along the way, properties we turned asked us to stay, so we added porter programs, janitorial contracts and facilities support that run all year.

Today Luxxe is an SBA-certified SDVOSB, registered in SAM.gov and structured for portfolio agreements with private operators and prime contracts with federal agencies.

Operating principles

How we decide what to do.

  • Transparency by design

Flat pricing, written scopes and daily reporting are the baseline, not an upgrade.

  • Named accountability

Every project has an assigned leader. If something goes wrong, you know who to call.

  • Compliance first

Insurance, registrations and certifications are maintained year-round, not pulled together for a proposal.

  • Scale without dilution

Systems and SOPs let several large properties run at once without the standard slipping.

See what we can take off your plate.
